So, you just bought your first home and it’s a bit of a fixer upper. You might be asking yourself, where do you start with making home upgrades or what will give you the highest return on investment? I’ve put together a list of upgrades you can make with a $10,000 budget that will instantly put equity in your pocket.

 
 

Hardware and Fixtures
Estimate Cost: $500-$1,000

New kitchen and bath handles, replacing faucets, changing out door knobs, and updating light fixtures. These may seem like the “final touches” part of your home, but they are a great way to  instantly give your home an updated look.

Paint and Trim
Estimated cost: $3,000

Freshen up the paint in your new home with a subtle Neutral palette. This will make the space feel open and you’ll be working with a versatile canvas. Plus, who doesn’t associate fresh paint with new? 

Expert tip: Frog tape is a must! It keeps the paint from bleeding which is key if you’re DIY’ing it!

 
 
 
 
 

Replace Bedroom Carpet
Estimated cost: $1,500

Carpet is the most cost effective flooring to put in your home. It brightens the room and makes it smell fresh.

 
 
 
 
 

Countertops are Key
Estimated Cost: $3,000

If you’re anything like me, you spend most of your time in the kitchen… pouring your glass of wine. You thought I was going to say cooking, didn’t you?! But, if you’re not like me and you DO spend a lot of your time in your kitchen cooking or entertaining, making updates to your kitchen countertops can instantly feel like a major upgrade. You can even include your bathroom countertops in this upgrade option!

Curb Appeal
Estimated Cost: $1,700

New garage door, new mailbox, and power wash the entire front of your new home. There are so many little touches and changes you can make to increase your curb appeal. You can even upgrade your house numbers, paint your front door, add uniformed planters to your entry… the list can keep going!
