All Things...San Diego Up & Coming Neighborhoods
In San Diego there are some pretty standout neighborhoods where you can find new restaurants and bars popping up and people regularly moving to. Then there are the neighborhoods that the locals know are starting to gain some popularity and you can see local investment. Then there are the ones that fly under the radar and are hidden gems full of potential. The neighborhoods that will one day have people saying, “I wish I would have invested in a home here years ago!” I’ve compiled a list of my favorite San Diego up & coming neighborhoods with reasons you should give them a chance and what you need to make sure to check out while you’re there!
Cherokee Point
I knew this area would quickly grow and will continue to do so, which is why I decided to invest in the neighborhood. When deciding where to buy my home, I felt that Cherokee Point would be the next hot neighborhood. It’s nestled just east of North Park and south of Normal Heights. I love the wide streets and how great the neighborhood is for walks. You also have accessibility to walk to all the North Park restaurants, shops and breweries. It’s conveniently located between two major San Diego freeways, 805 and 15.

Grant Hill
One of the most under the radar neighborhoods in San Diego is Grant Hill. It neighbors downtown so it’s close to the city but still quiet. It’s centrally located and close to all major freeways making it easy for your work commute. Mark my words that this area will be the next North Park in no time.

La Mesa Village
Downtown La Mesa has quickly been growing and has been growing for some time. As renters of the downtown and surrounding neighborhoods have sought out to buy a home in an area that they can settle down in without sacrificing walkability and many options of places to eat, drink and shop, La Mesa Village was checking all the boxes. Within the last 5 years, the downtown La Mesa area has been occupied by restaurants like BO-Beau Kitchen, Surfrider Pizza, Farmers Table which are joined by multiple bars, coffee shops, and boutiques. La Mesa has picturesque streets and homes with charm.

South Oceanside
South Oceanside, or South O as the locals refer to it, has been gaining a lot of attention, especially in the last few years. One of the northernmost cities of San Diego County, Oceanside runs along the coast and nearby the freeway creating easy access to get to Orange County or to Downtown San Diego. It has all the feels of a laid back beach town and it’s filled with small businesses owned by locals creating an integrated community atmosphere. Everything you need is within a few block radius: ocean, restaurants, coffee shops and bars. One of the most affordable South California Beach Cities, along with Imperial Beach more on that below.

Imperial Beach
Sitting just south of Coronado Island is a town that has been popular amongst the military community given its proximity to many Naval bases but as of recently, Imperial Beach has caught the eye of many more. It’s a local spot with great surf and small town vibes. We’ve seen a lot of local investment into the neighborhood with new restaurants, coffee shops, and bars. Once one of San Diego’s hidden affordable beach towns is now starting to blow up.

Seacoast Dr. is a coastal strip to check out. A great spot to go for runs and walks
Trident Coffee for their nitro cold brew and keto donuts
Holliday’s Barbecue is a monthly pop up with quite possibly the best BBQ I’ve ever had. They pop up right next to Trident Coffee
Swagyu if you’re looking for a great burger
Local breweries such as Coronado Brewing Company and Mike Hess
SD Platter People - take a charcuterie board down to the beach and have a picnic
